Belize property tax on land outside the main towns is an annual land tax of 1% of the land's unimproved value, collected by the Lands Department. It falls due on April 1 each year, with a 5% discount for paying on time and a 1% monthly penalty on late payment. For a typical residential lot, the bill is usually modest.
Low holding costs are one of the reasons people buy land in Belize and build later. Still, unpaid land tax builds up, and it can delay a sale or cause bigger problems. This guide explains how the tax is calculated, when and where to pay, and how it differs from the property tax charged inside cities and towns. For one-time costs at purchase, such as stamp duty and legal fees, see our separate guide to Belize closing costs and property tax.
Land tax vs property tax: which one applies?
Belize has two main annual taxes on real estate, and which one you pay depends on where the land sits:
- Land tax is charged under the national Land Tax Act and collected by the Department of Lands. It is based on the unimproved value of the land, which means the value of the land itself, ignoring any house or buildings on it.
- Property tax is charged by city councils and town councils on property inside municipal limits. It is based on an assessed value set by the municipality.
The government's investment agency, BELTRAIDE, describes land tax as assessed at 1% of the unimproved value of the land. It gives Belmopan's property tax as 2% of assessed value and Belize City's as 2.5%. Other towns set their own rates.
Before you buy, ask your attorney which regime applies to the specific parcel and request a copy of the most recent tax bill or statement.
How the annual land tax is calculated
The formula is simple:
Unimproved value (as assessed) x 1% = annual land tax
The unimproved value is set by the government's valuation process, not by the price you paid. It can be well below the purchase price, especially for land in planned subdivisions where part of what you pay covers roads, surveying and other work.
Illustrative examples
These figures are examples only, to show the arithmetic. Your actual assessed value will come from the Lands Department.
| Assessed unimproved value | Tax at 1% | With 5% on-time discount | In US dollars (on time) |
|---|---|---|---|
| BZ$10,000 | BZ$100 | BZ$95 | US$47.50 |
| BZ$20,000 | BZ$200 | BZ$190 | US$95 |
| BZ$40,000 | BZ$400 | BZ$380 | US$190 |
| BZ$100,000 | BZ$1,000 | BZ$950 | US$475 |
The Belize dollar is pegged at BZ$2 to US$1, so dividing by two gives you the US dollar amount. Our explainer on Belize dollar vs US dollar property prices covers the peg in more detail.
When is land tax due and what if you pay late?
The Land Tax Act (Chapter 58) sets the key rules:
- Due date: land tax is due on April 1 each year, covering the following twelve months.
- Discount: paying by the due date earns a 5% discount.
- Penalty: unpaid tax attracts 1% per month, starting from the end of the month it fell due, until it is paid.
- Minimum: the Act sets a minimum annual tax of five dollars per lot or parcel, subject to its exemptions.
- Who pays: the owner is liable, and the person named as owner on the valuation roll is presumed to be the owner.
Rates and administrative details can change by regulation, so confirm the current figures with the Lands Department or your attorney each year.
Why arrears matter
Late penalties add up over the years, and the government has said it will act on large unpaid bills. In 2021, the then Minister of Natural Resources told the National Assembly that landowners with major arrears would face consequences, including the government taking back land, as reported by News 5 Belize. That statement was aimed at large landholders, but the principle is the same for everyone: keep your account current.
Arrears also get in the way when you sell. Buyers' attorneys check whether taxes are paid, and the seller is normally expected to clear any arrears before or at closing.
Where and how to pay land tax
Land tax is paid to the Commissioner of Lands and Surveys through the Ministry of Natural Resources. In the north, the Lands and Surveys office for Corozal moved to 32 5th Avenue, Corozal Town in 2022, according to a Government of Belize press release. The Ministry of Natural Resources website lists its offices and an online payment option. Confirm the current office location and accepted payment methods before you go.
Practical tips for overseas owners:
- Keep your parcel details handy. You will need the registration section, block and parcel number from your title.
- Keep every receipt. Receipts prove payment if records are ever questioned and help when you sell.
- Set a reminder for March. Paying before April 1 earns the discount.
- Consider a local agent. Some owners ask their attorney, a property manager or a trusted local contact to pay on their behalf each year.
- Update your address. Make sure the Lands Department has a current mailing address or email for notices.
Other taxes and charges to know about
Speculation tax on very large holdings
The Land Tax Act allows a speculation tax of 5% of unimproved value on holdings over 300 acres, with exemptions, including land where improvements are worth more than one and a half times the unimproved value. This does not affect owners of ordinary residential lots.
Taxes once you build
Building a house does not change the basis of land tax, because land tax looks at unimproved value. If your land is inside a municipality, property tax works differently, so ask the council how buildings are assessed.
Rental income
If you rent the home out later, income and business tax rules apply separately. Our guide to building a vacation rental in Belize covers the basics.
HOA dues
Planned communities may charge dues for shared roads and green space. These are not taxes, but they are part of your holding cost. Read the covenants for details.
Lot upkeep while you wait to build
Tax is rarely the largest cost of holding an empty lot. In northern Belize's warm, wet climate, brush grows back quickly, and most owners pay someone to clear their lot a few times a year. When you build your annual budget, list land tax, any HOA dues, lot clearing and the cost of having someone check on the property. Getting quotes from local contractors before you buy gives you a realistic picture of what holding the land will cost each year, and makes it easier to compare a lot with other ways of putting your money to work.

Frequently asked questions
How much is property tax on a lot in Belize?
For land under the Land Tax Act, it is 1% of the assessed unimproved value each year. For many residential lots, that works out to a small annual bill. Ask for the current statement before you buy.
Do foreigners pay higher land tax in Belize?
The annual land tax rate is the same for everyone. Foreign buyers do pay a higher stamp duty rate when they buy, which is a one-time cost covered in our closing costs guide.
What happens if I forget to pay?
You lose the 5% discount and a 1% monthly penalty is added. Long-term arrears can lead to enforcement and will need to be cleared before you sell.
Can I pay land tax from overseas?
Yes. Many owners pay through a local representative, and the Ministry of Natural Resources lists an online payment option. Check which methods are currently accepted.
