Belize Real Estate Market 2026: Trends for Land Buyers

The Belize real estate market in 2026 is steady rather than booming. Tourism is holding near record levels, airlift from Canada is growing and inflation has cooled, but the IMF expects slower growth after a strong 2024. For land buyers, that points to a calmer market where careful research and patience matter more than speed.

Belize does not publish a national house price index, and much of the market data in circulation comes from individual brokerages. So rather than predict prices, this article looks at the signals that can be checked and what they mean for someone shopping for land, especially in northern Belize.

What is driving the Belize real estate market in 2026?

Four broad forces shape demand for land and homes in Belize:

  1. Tourism, which brings visitors who later become buyers and supports rental demand
  2. Airlift, which determines how easy it is for North Americans to visit, buy and spend part of the year
  3. The wider economy, including growth, inflation and the cost of building
  4. Retirement and lifestyle migration, driven by buyers from the United States and Canada

Each is worth looking at with current numbers.

Tourism and airlift: steady demand

Tourism is holding at a high level

The Belize Tourism Board's preliminary 2025 figures show 551,698 overnight arrivals, up 0.8% from 547,370 in 2024. Cruise passenger arrivals rose 8.1% to 967,214. According to The San Pedro Sun, the 2025 overnight total was 9.6% above 2019, while cruise numbers were still below their 2019 peak.

Early 2026 continued the pattern. The San Pedro Sun reported preliminary BTB data showing 187,290 overnight arrivals from January to March 2026, with March up 5.7% on March 2025.

What it means for land buyers: tourism is no longer growing at the post-pandemic rebound pace, but it is stable at a high level. Overnight visitors are the ones who matter most for real estate, because some of them return to buy. Stable tourism supports steady interest rather than a sudden surge.

Airlift: more ways in from Canada

For Canadian buyers, one of the more concrete 2026 developments is new air service. The Belize Tourism Board announced that WestJet will launch a weekly nonstop flight from Winnipeg to Belize starting December 14, 2026, adding to WestJet's existing nonstops from Toronto and Calgary.

Easier travel matters for land buyers in two ways. It makes scouting trips cheaper and simpler, and it makes part-year living more practical once you build. Northern Belize also has an alternative gateway: Corozal is roughly 35 minutes from Chetumal, Mexico, and close to the border crossing. Our guide to getting to Corozal covers the options.

The economy: slower growth, low inflation

The International Monetary Fund's 2025 review of Belize reported growth of 8.1% in 2024, led by tourism, and projected a slowdown to 1.5% in 2025, with growth converging toward about 2% over the medium term unless hotel and flight capacity expand. Inflation fell to 1.0% in May 2025 from 4.0% a year earlier.

What it means for land buyers:

  • Building costs: lower inflation tends to mean less pressure on material and labour prices than in 2022 and 2023. Get current quotes, as costs still vary by builder and location. See our guide to the cost to build a house in Belize.
  • Market pace: slower growth usually means fewer rushed decisions and more room to negotiate on some properties.
  • Risks: the IMF flags global uncertainty, trade barriers, high global interest rates and climate-related disasters as downside risks.

The Belize dollar remains pegged at BZ$2 to US$1, which keeps prices predictable for buyers earning in US dollars. Canadian buyers still carry exposure to the Canadian dollar's movements against the US dollar.

Who is buying?

There is no official national breakdown of foreign buyers. One indicator comes from the brokerage RE/MAX 100, whose mid-year 2026 market report says that, among its active buyer files, about 86.5% were from the United States and 9.9% from Canada. That is one firm's data, so treat it as a snapshot rather than a national statistic. The same report says many lots bought between 2022 and 2024 are now moving into construction, which, if it holds, means more new homes appearing in subdivisions.

Northern Belize and Corozal in 2026

Corozal has long attracted buyers who want lower prices than the cayes and easy access to Mexico. Prices, pace of life and access all differ sharply between the north and the islands.

Infrastructure has been improving around the border. In January 2025, the Government of Belize inaugurated the 1.6 km Corozal Free Zone Access Road, funded by CABEI, the Government of Belize, PACT and the Corozal Free Zone, to improve the movement of goods and attract investment to the area.

At Coastal Vista Phase 2, on Consejo Road northeast of Corozal Town, more than half of the 164 lots have sold. That is a single community, not a market index, but it reflects continuing interest in planned lots at lower price points in the north.

Trends land buyers should watch

  • Shift from land to building. As owners who bought a few years ago start construction, subdivisions fill in. Neighbourhoods with active building are easier to picture and often easier to resell.
  • Developer financing. The Central Bank's exchange control direction on land transfers says non-residents are ordinarily expected to pay in full at purchase, so local bank lending to foreign buyers is limited and seller financing remains an important route. Read our post on cash vs financing for Belize land.
  • Due diligence first. In a slower market there is time to ask for title checks, approved subdivision plans and covenants before you pay a deposit. Use it. Our due diligence checklist lists what to request.
  • Climate and resilience. The IMF lists climate-related disasters among Belize's main risks. Ask about drainage, elevation and hurricane-resistant design when you choose land.

What could change the outlook?

Several things could push the market in either direction over the next few years:

  • Upside: the IMF names successful delivery of several large infrastructure projects as an upside risk for Belize's economy. More hotel rooms and flights would also lift its growth outlook.
  • Downside: a slowdown in the US or Canadian economies would reduce the number of buyers with money to spend abroad. Higher global interest rates make it harder for buyers to borrow at home against their own property to fund a purchase.
  • Weather: a major hurricane can pause activity in the affected area and raise insurance and building costs. Northern Belize has been hit before, notably by Hurricane Janet in 1955.
  • Policy: changes to residency programs, taxes or stamp duty can change how attractive Belize looks to foreign buyers. Check current rules before you commit.

How to approach buying land in this market

A calm market rewards preparation. Compare price per square foot across several options, ask for written answers on title and access, visit if you can, and hire your own licensed Belizean attorney. Avoid anyone who pressures you with claims that prices are about to jump. No one can promise future appreciation, and you should only buy land you would be happy to hold for years.

Frequently asked questions

Are Belize property prices going up in 2026?

There is no official national price index, so no one can say with precision. Tourism and airlift are steady to growing, while overall economic growth has slowed. Look at recent comparable sales in the specific area you are considering.

Is 2026 a good time to buy land in Belize?

That depends on your plans and timeline more than the calendar. A slower market can mean more choice and less pressure, which suits buyers who take time to do due diligence.

Where are foreign buyers looking?

Ambergris Caye, Placencia and Cayo remain popular. Corozal draws buyers who want lower prices, a bayfront setting and access to Mexico.

Are there new flights from Canada to Belize?

Yes. WestJet announced a weekly Winnipeg to Belize nonstop starting December 14, 2026, alongside its existing Toronto and Calgary service.
