Frequently asked questions about buying land in Belize
Where is Coastal Vista located?
On Consejo Road, southeast of Corozal Town in the Corozal District of northern Belize, close to Corozal Bay and about 35 minutes from Chetumal, Mexico.
How much do lots cost?
Available lots start at about $15,000 USD (cash). Corner lots add $1,000; lots next to green space or on the exterior road add $500 each. All prices are on the lot map.
How big are the lots?
Most lots are about 7,000 sq ft (roughly 70 x 100 ft). Larger lots and acreage are available.
Do you offer financing?
Yes, in-house seller financing on subdivision lots. The financing price is the cash price plus $2,500 USD. Larger acreage is cash only.
Can foreigners buy land in Belize?
Yes. Foreign buyers can own land outright with the same rights as Belizeans. Read the guide.
What are the closing costs?
Expect a one-time transfer tax (stamp duty), attorney fees and registration costs, plus a low annual land tax. See the breakdown and confirm with a Belizean attorney.
Do I need an attorney?
We strongly recommend a Belizean attorney to search title and handle the transfer. Due diligence checklist.
Can I build right away?
Roads are cut and lots are laid out, so you can start planning. Coastal Vista sells land only; buyers build independently with the builder and design of their choice. See our building guide and what it costs to build.
Are there amenities?
Phase 2 includes two community gardens, with roads throughout the subdivision.
Can I visit the land?
Yes. Contact us to arrange a site visit with our team.
How do I reserve a lot?
Choose a lot on the map and get in touch. We confirm availability and guide you through the next steps.
Is there a retirement program in Belize?
Yes, the Qualified Retired Persons (QRP) program. See the requirements.
What kind of title do foreign buyers get?
Belize offers fee simple (freehold) title, and foreign buyers hold land with the same rights as Belizeans. Your attorney searches the title and registers the transfer in your name.
How much is stamp duty in Belize?
Stamp duty is a one-time transfer tax paid at closing. Current summaries describe 8% for foreign buyers and 5% for Belizean and CARICOM buyers. Confirm the current rate with your attorney. See a worked example.
Is there property tax or capital gains tax?
Belize charges an annual land tax of about 1% of the unimproved land value. There is no capital gains tax and no inheritance tax in Belize, though your home country may tax gains.
Does buying land give me residency?
No. Owning property does not grant residency. Many buyers visit on a tourist permit, and eligible retirees can apply for the QRP program.
Can I rent out a home I build?
Yes. Long-term rentals are common, and tourist accommodation such as vacation rentals is licensed through the Belize Tourism Board.
What currency is used?
The Belize dollar is fixed at BZ$2 to US$1, and US dollars are widely accepted. Coastal Vista prices are in USD.
