Belize Land Closing Costs, Stamp Duty and Land Tax

Belize Land Closing Costs, Stamp Duty and Land Tax

Buying land in Belize costs the purchase price plus a set of one-time closing costs, then a small annual land tax for as long as you own it. For most foreign buyers, the largest closing cost is stamp duty, currently described in 2026 sources as 8 percent of value above the first BZ$20,000, followed by attorney fees of roughly 2 percent. Annual land tax is calculated at 1 percent of the land's unimproved value, which for a typical residential lot is usually a modest amount.

Below is a clear breakdown of each cost, with a worked example, so you can budget with confidence before you speak with an attorney.

One-time costs when you buy

Stamp duty (transfer tax)

Stamp duty is paid by the buyer when the transfer is registered. According to The Rio Times 2026 guide to Belize taxes, the first BZ$20,000 (about US$10,000) of a land transfer is exempt. Above that, the rate is 5 percent for Belizean citizens, Belizean companies and qualifying CARICOM nationals, and 8 percent for everyone else, which includes most Canadian and American buyers.

You may still see older articles quoting 5 percent for everyone. The rate for non-CARICOM foreigners was raised from that level, so always rely on current figures from your attorney or the Commissioner of Stamps. Duty is generally assessed on open-market value, so if a property is sold well below market, the assessed value may differ from your contract price.

Attorney and conveyancing fees

Belize.com's guide to buying real estate describes attorney conveyancing fees as usually around 2 percent of the purchase price, or a minimum fee that can be BZ$6,000 including tax. For lower-priced lots, ask about the minimum before you engage anyone, since it may be a larger share of the price than 2 percent suggests. A standalone title search is typically a small cost.

Registration and miscellaneous fees

Expect small government fees to register the transfer and issue title, plus courier, notary or wire charges. These are usually minor compared with stamp duty.

Survey

If the parcel does not already have a recent, registered survey, you may need one. In a planned subdivision, lots are typically already surveyed and numbered, which can simplify this step. Ask whether a survey plan exists for the specific lot you are buying.

A worked example for a US$15,000 lot

To make this concrete, here is an illustrative calculation for a lot priced at US$15,000 (BZ$30,000), which is the starting price for Phase 2 lots at Coastal Vista Phase 2. This is an estimate for budgeting only, not a quote.

  • Purchase price: BZ$30,000
  • Exempt portion: first BZ$20,000
  • Dutiable portion: BZ$10,000
  • Stamp duty at 8 percent: about BZ$800 (roughly US$400)

On an entry-level lot, the BZ$20,000 exemption meaningfully reduces stamp duty. On a larger purchase the effective rate approaches the full 8 percent. Attorney fees, especially if a minimum applies, may be the larger closing cost on a small lot, so get a written fee estimate early.

Annual land tax

Once you own land in Belize, you pay an annual land tax. The government's Valuation Unit states that land tax is calculated at 1 percent of the unimproved market value, using values set in the Land Tax schedule by district and parcel category. Unimproved value means the land is valued as if it were bare, so building a house does not, in itself, increase the land tax bill.

Inside town and city limits, municipal councils can set their own property rates, so the figure depends on where the land is. For a residential lot outside a major town, owners commonly report land tax bills that are small relative to North American property taxes. Your attorney can confirm the assessed value and any arrears during due diligence, and you should ask for the most recent land tax receipt from the seller.

Paying land tax from abroad

Land tax is typically payable from April each year. Owners who live abroad often pay through an attorney or a trusted local contact, or arrange payment during their visit. Keeping receipts matters, because unpaid land tax can become a lien on the property.

Other taxes worth knowing about

  • No capital gains tax: Belize does not levy a capital gains tax on property sales, according to the same Rio Times summary. Your home country may still tax the gain, so ask your own advisor.
  • General Sales Tax: GST of 12.5 percent applies to many goods and services in Belize, including many building materials and professional services. It matters more once you begin building.
  • Rental income: If you build and rent, income earned in Belize may be taxable locally. Speak with an accountant before you start renting.

Costs that are easy to forget

Beyond taxes and fees, a realistic land budget includes travel for site visits, currency conversion costs (the Belize dollar is pegged at two to one with the US dollar), and basic site maintenance such as clearing brush if you hold the land for several years before building. If you plan to build, see our guide to the cost of building a house in Belize.

How financing affects your total cost

If you use seller financing, the total you pay will be higher than the cash price. At Coastal Vista, the financing price is the cash price plus $2,500 USD, so a $15,000 lot would be $17,500 on financing. Lot position adds to the base price too: corner lots are $1,000 more, and lots next to green space or on the exterior road add $500 each. You can see how each lot is priced on the interactive lot map, and our owner financing guide explains how this kind of arrangement typically works.

When costs are paid

Timing matters for cash flow. On a cash purchase, stamp duty, attorney fees and registration costs are generally paid at or around completion, when the transfer is lodged. On a seller-financed purchase, title usually transfers when the balance is paid, so stamp duty and registration are typically paid at the end of the payment term rather than upfront. Your attorney's fee may be split between reviewing the agreement at the start and handling the transfer at the end. Ask for a timeline that shows which costs fall due at signing, during the payment period and at transfer, so nothing arrives as a surprise.

Get professional confirmation

Tax rates, thresholds and fees in Belize change from time to time, and assessments depend on the specific parcel. This article is a planning guide, not legal or tax advice. Before you sign any purchase agreement, ask a licensed Belizean attorney for a written estimate of stamp duty, fees and current land tax for the exact lot.

Frequently asked questions

Who pays stamp duty in Belize, the buyer or the seller?

The buyer typically pays stamp duty on the transfer. Your agreement should state this clearly.

Is there an annual property tax on vacant land in Belize?

Yes. Land tax is charged annually at 1 percent of unimproved value, according to the Valuation Unit. Municipal rates can apply inside town limits.

Does building a house increase my land tax?

Land tax is based on unimproved value, so the house itself generally does not raise the land tax. Municipal property rates inside town limits may work differently.

Is there capital gains tax when I sell?

Belize does not currently levy capital gains tax on property, but your home country may tax the gain.
