A typical residential lot in Belize runs from about 5,000 to 20,000 square feet, which is roughly 0.11 to 0.46 acres or 465 to 1,860 square metres. Listings usually quote square feet or acres, so the quickest way to compare is to convert everything to square feet and then picture the house, yard and setbacks that fit on it.
Lot sizes are one of the most confusing parts of shopping for land from abroad. A Canadian buyer may think in square metres, an American in fractions of an acre, and a Belizean listing may use either. This guide gives you the conversions, a quick reference table, and a practical way to judge whether a lot is big enough for what you want to build.
What units are used for land in Belize?
Belize sells land in imperial units for the most part. Residential lots are usually advertised in square feet, and larger parcels in acres. You may also see metric figures on some documents or older surveys, and hectares occasionally appear on agricultural parcels. Whatever unit a listing uses, the size that matters is the one on the registered survey plan held by the Ministry of Natural Resources and its Lands and Surveys Department. Your attorney and surveyor should confirm that the listed area matches that plan before you sign anything.
The key conversion factors are:
- 1 acre = 43,560 square feet = about 4,047 square metres
- 1 square metre = about 10.76 square feet
- 1 hectare = 10,000 square metres = about 2.47 acres = about 107,639 square feet
- Quarter acre = 10,890 square feet = about 1,012 square metres
Belize lot size conversion table
Here are common lot dimensions and areas you will see in Belize listings, converted three ways. Figures are rounded.
| Lot (feet) | Square feet | Square metres | Acres |
|---|---|---|---|
| 50 x 100 | 5,000 | 465 | 0.11 |
| 80 x 80 | 6,400 | 595 | 0.15 |
| 75 x 100 | 7,500 | 697 | 0.17 |
| 100 x 100 | 10,000 | 929 | 0.23 |
| Quarter acre | 10,890 | 1,012 | 0.25 |
| 100 x 175 | 17,500 | 1,626 | 0.40 |
| Half acre | 21,780 | 2,023 | 0.50 |
| One acre | 43,560 | 4,047 | 1.00 |
For reference, a doubles tennis court is 78 by 36 feet, or about 2,800 square feet. A 10,000 square foot lot holds roughly three and a half tennis courts. An American football field without the end zones, at 300 by 160 feet, is about 1.1 acres.
How big is a lot at Coastal Vista?
At Coastal Vista Phase 2, on Consejo Road northeast of Corozal Town, the 164 surveyed lots range from roughly 6,400 to 17,500 square feet. In other units that is about 595 to 1,626 square metres, or about 0.15 to 0.40 acres. More than half of the lots have already sold, and cash prices run from about US$14,700 to about US$36,500. The lot map shows each lot's size, price and availability so you can compare them directly.
Lot shape matters as much as area. Two lots of 8,000 square feet can feel very different if one is a tidy rectangle and the other is narrow and deep. When you look at the map, check the frontage (the width facing the road) and the depth, not only the total.
How much house fits on a Belize lot?
Total area is only the starting point. What you can build depends on setbacks (the required distance from each boundary), limits on how much of the lot a building may cover, and room for a septic system. These rules come from local zoning, the national building code and, in planned communities, the subdivision's covenants.
As an example of how rules like these work, the published zoning by-laws for the Bella Vista area of Belize City set residential setbacks of 15 feet at the front, 8 feet at each side and 15 feet at the rear. They cap the building footprint at 50% of the lot and total coverage, including verandahs and covered garages, at 75%. Septic tanks and soakaways must sit at least 8 feet from any boundary. Those numbers apply to Bella Vista, not to every subdivision, but they show the kind of arithmetic you will be doing.
A worked example
Apply those sample setbacks to an 80 by 80 foot lot (6,400 square feet):
- Width available: 80 feet minus 8 feet on each side leaves 64 feet.
- Depth available: 80 feet minus 15 feet front and 15 feet rear leaves 50 feet.
- Building envelope: 64 x 50 = 3,200 square feet, which happens to equal a 50% footprint cap.
That is plenty for a single-storey home of 1,200 to 2,000 square feet with a wide verandah, a parking pad and a garden, and you still have to leave space for the septic field. A larger lot gives you room for a pool, a separate guest casita or a bigger garden. For a sense of what building costs per square foot, see our guide to the cost to build a house in Belize.
At Coastal Vista, buyers follow the community's HOA covenants (CCRs) when they design. Ask for a copy before you buy and have your architect check setbacks and coverage against the specific lot you like. Our guide to HOAs and covenants in Belize subdivisions explains what to look for.
What size lot do you need?
A rough way to match lot size to plans:
- 5,000 to 7,000 square feet: a compact one or two bedroom home, a small yard and parking. Good for part-time owners who want less to maintain.
- 7,000 to 12,000 square feet: a three bedroom home with a verandah, room for fruit trees and a vegetable bed, possibly a plunge pool.
- 12,000 to 20,000 square feet: a larger home, a pool, a workshop or guest cottage, and more privacy from neighbours.
- Half an acre and up: serious gardening, space for animals where covenants allow, or a buffer of trees. This is where you start trading convenience for space.
Think about upkeep too. In northern Belize's warm, wet climate, grass and brush grow quickly. Every extra thousand square feet is more mowing, trimming and drainage to manage, whether you do it yourself or pay someone while you are away.
Other things that affect usable lot size
Water reserves
Belize's planning framework restricts building close to water. According to the CDEMA summary of Belize's planning legislation, development is not allowed within 66 feet of the high water mark of the sea, a river, a creek or another main water body, and flood-prone areas can need more. A waterfront parcel's listed area can include ground you cannot build on.
Easements and road reserves
Drainage easements, utility corridors and road reserves can also reduce the space you can use. Your attorney's title search and the survey plan should show them.
Ground conditions
Low spots that hold water after heavy rain may need fill. A builder can tell you whether a lot needs grading before construction, which can change both cost and the effective building area. Our guide to Belize land surveys covers how boundaries are confirmed on the ground.
Comparing price per square foot
Once you have every lot in the same unit, divide the price by the area to get a price per square foot. This helps you compare lots of different sizes, and it shows when a smaller lot is priced higher because of its position, such as a corner or a spot near a green space. Price per square foot is a comparison tool, not the whole story: road access, utilities, neighbours and covenants all affect value. Ask a licensed Belizean attorney to confirm the area on the title before you rely on it in any calculation.
Frequently asked questions
How many square feet is a typical lot in Belize?
Most residential lots in towns and planned subdivisions fall between about 5,000 and 20,000 square feet. Rural parcels are usually sold by the acre.
How many lots fit in an acre?
An acre is 43,560 square feet, so in theory it holds about eight 5,000 square foot lots. In practice, roads, drainage and green space take up part of any subdivision, so the number is lower.
How do I convert square metres to square feet?
Multiply square metres by 10.76. To go the other way, divide square feet by 10.76. For example, 600 square metres is about 6,458 square feet.
Is a bigger lot always better?
Not always. A bigger lot costs more to buy, fence, clear and maintain. Pick the size that fits your house plans, budget and how often you will be there.
