Corozal vs Ambergris Caye: Where to Live in Belize

Corozal and Ambergris Caye offer two very different versions of life in Belize. Ambergris Caye, home to the town of San Pedro, is Belize's best-known island destination, with the barrier reef offshore, a busy tourism economy and prices to match. Corozal, on the mainland at the country's northern edge, is quieter, generally less expensive for land and daily living, and close to the services of Chetumal, Mexico. If you want a lively island scene with reef diving at your door, Ambergris Caye is hard to match. If you want more space for your money, a calm bay setting and a mainland base with road access, Corozal is often the better fit.
The two are also only a short flight apart, which means many Corozal residents enjoy the island on weekends without paying island prices every day.
Setting and lifestyle
Ambergris Caye
Ambergris Caye is a long island off Belize's northern coast. Most residents get around by golf cart, the reef is close offshore, and the economy centres on tourism, restaurants, resorts and vacation rentals. Life is social and walkable around town, and the island is busier in the high season.
Corozal
Corozal Town sits on Corozal Bay on the mainland, about 9 miles from the Mexican border, according to Wikipedia. The bay is calm and shallow, and the pace is unhurried. There is a central park, a local market, waterfront walks and a long-established community of North American retirees. Life is car-friendly, and the region is predominantly residential and agricultural rather than resort-driven. Our About Corozal page has more on the area.
Cost of land and housing
This is where the difference is most pronounced. Land on Ambergris Caye, particularly anywhere near the water, typically commands significantly higher prices than mainland land, reflecting demand from tourism and limited buildable area on the island. In Corozal District, a wider range of lots and homes is available at lower price points, from in-town homes to waterfront parcels in communities such as Consejo and lots in planned subdivisions.
At Coastal Vista Belize, near Corozal Town, Phase 2 lots start at $15,000 USD for a typical 70 by 100 foot lot. You can see every available lot and its price on the interactive lot map. Our Corozal real estate guide explains the local property types in more depth.
Cost of living
Everyday costs on an island are typically higher because most goods arrive by boat and the economy is geared to visitors. In Corozal, groceries from the local market, mainland fuel prices and the option to shop in Chetumal tend to keep costs lower. Our Corozal cost of living guide covers monthly budgets in detail.
Building costs follow the same pattern. Belize.com notes that construction on the cayes costs more because materials must be transported by barge or boat. Our guide to the cost of building in Belize has the details.
Getting there and getting around
From North America
Both destinations are usually reached through Philip Goldson International Airport in Belize City. From there, Ambergris Caye is a short domestic flight or a water taxi ride. Corozal is roughly two hours by road on the Philip Goldson Highway, or by domestic flights that typically connect through San Pedro.
Between Corozal and San Pedro
Tropic Air and Maya Island Air both operate flights between Corozal's airstrip and San Pedro, and Frommers lists a flight time of about 25 minutes. A water taxi service has also operated between Corozal and San Pedro. Schedules and fares change, so check with operators directly. In practice, this means you can live on the mainland and still spend a weekend snorkelling the reef.
Access to Mexico
Corozal's proximity to the Mexican border is a real advantage. Chetumal, about 35 minutes from Coastal Vista, offers supermarkets, big-box retailers, malls, private hospitals and specialists. Its airport currently connects mainly to Mexico City, according to AeroCorner's Chetumal airport profile. From Ambergris Caye, reaching Mexico is a much longer trip.
Weather and the water
Both locations are tropical, with a warmer, wetter season and a drier, more comfortable season that many snowbirds favour. Ambergris Caye benefits from sea breezes off the open Caribbean. Corozal Bay is sheltered, shallow and generally calm, which suits kayaking, paddleboarding and sailing more than surf. International Living notes that the north receives less rain than most of Belize to the south, with daytime temperatures usually in the 80s Fahrenheit. Both areas sit in the hurricane belt, so solid construction and insurance matter wherever you buy.
Healthcare and services
San Pedro has clinics and some private medical services. Corozal has a community hospital and private clinics, and many residents use private hospitals in Chetumal, according to Expat Exchange. For serious care, residents in both places often travel, so international health insurance with evacuation coverage is common.
Culture and history
Ambergris Caye's appeal is primarily the sea: the reef, diving, fishing and beach life. Corozal offers history on its doorstep, with the Maya sites of Santa Rita near town and Cerros across the bay, along with a cultural mix influenced by its proximity to Mexico.
Which is better for you?
Ambergris Caye may suit you if:
- Daily access to the reef and beach life is your top priority

- Budget is less of a constraint
Corozal may suit you if:
- You want more land and home for your budget
- You prefer a quieter, residential setting on calm water
- You value road access, a car-friendly lifestyle and proximity to Mexico
- You plan to retire or spend winters in Belize on a sustainable budget
Many people find the answer is both: a home base in Corozal with the island 25 minutes away by air.
Frequently asked questions
Is Corozal cheaper than Ambergris Caye?
Generally yes, for land, building and day-to-day living, because the mainland avoids the costs of island transport and tourism-driven demand.
How do you get from Corozal to San Pedro?
Short domestic flights connect the two in about 25 minutes, and a water taxi service has operated on the route. Check current schedules before you travel.
Does Corozal have beaches?
Corozal is on a calm bay rather than open sea, so the shoreline is quieter than the cayes. For reef beaches and diving, residents often hop over to the islands.
Which is better for retirees?
It depends on priorities, but Corozal's lower costs, established retiree community and access to Chetumal's services make it a popular choice. See our Belize retirement and QRP guide.
