Corozal Lot Prices in 2026: What Land Really Costs

Aerial view of cleared, surveyed residential lots for sale at Coastal Vista with roads between them

Corozal lot prices in 2026 for a typical residential subdivision lot near Corozal Town and Consejo run from about US$15,000 to US$46,000 in published listings, or roughly US$2 to US$3 per square foot. Lots with a water view or frontage cost far more, from about US$75,000 to US$135,000 in the listings we reviewed. Size, water access, elevation and what comes with the lot drive the difference.

We reviewed live listings in October 2026 for lots around Corozal Town, Consejo Road, Consejo and the Cerros side of the bay. Below are the asking prices, what they work out to per square foot, and what to add on top. These are asking prices, not completed sales, and listings change, so confirm every figure with the seller.

What the numbers tell you

Interior lots cluster around $2 to $3 per square foot

Across very different subdivisions and sellers, non-waterfront lots near Corozal Town and Consejo land in a narrow band of roughly $2 to $3 per square foot. The headline price differs mainly because lot sizes differ. A half-acre lot at $46,000 and a 9,500 sq ft lot at $21,000 cost about the same per square foot.

Water costs a premium

Waterfront and water-view lots cost more, sometimes far more. On the Cerros Sands listings, a beachfront lot was priced at about $10 per square foot while the neighboring interior lot was under $3. Waterfront land can also carry higher costs for fill, seawalls and insurance, and more exposure in storms. Our post on hurricanes in northern Belize covers what that means.

Bulk acreage is cheaper per square foot, with more work attached

Rainforest Realty lists 22 subdivided lots on 11.49 acres off Consejo Road for $370,000, about $32,200 an acre or under $1 per square foot. Bulk land costs less per square foot, but a buyer takes on the roads, utilities, sales and approvals that a finished subdivision has already handled.

Asking prices are not sale prices

Sold prices are hard to find publicly in Belize, and broad market reports cover Corozal thinly. For example, the Will Mitchell research page, updated October 14, 2026, counted only seven Corozal listings across all property types in its catalog, and notes that its figures are asking prices, not completed sales. Use asking prices as a guide, and ask your attorney about recent transfers.

A quick way to budget

Because interior lots fall into such a narrow band, you can estimate a budget from the size you want. For a 10,000 sq ft lot, $2 to $3 per square foot points to roughly $20,000 to $30,000 before closing costs. For a half-acre lot of about 21,780 sq ft, the same range suggests about $44,000 to $65,000, and the listings above sit at the low end of that. If a quote for a similar lot falls far outside the range, ask why. There may be a good reason, such as water access or extra fill, or it may simply be priced high.

How to check whether a price is fair

  • Convert every listing to a price per square foot so lots of different sizes can be compared.
  • Ask your attorney what similar lots nearby have recently transferred for.
  • Ask the seller whether the price has changed and how many lots in the subdivision have sold.
  • Note that the Ministry of Natural Resources has a Valuation Unit that handles property assessments; your attorney can explain how assessed values relate to market prices.

What makes one lot cost more than another?

  1. Water access. Frontage, a view or a short walk to the bay.
  2. Elevation and fill. Some listings note that a lot is "high and filled and ready to build on." A lot that needs fill costs more to build on, whatever its price.
  3. Title. A lot with its own registered title and survey is worth more than one waiting on paperwork. See our guide to Belize land title types.
  4. Roads and utilities. Cut roads and nearby power and water lines save money and time.
  5. Covenants. Some subdivisions have none, like the RE/MAX Consejo Road listing, which states it has no HOA fees or restrictive covenants. Others, including Coastal Vista, have community covenants (CCRs) that set building standards. Covenants limit what you can do, and also what your neighbors can do.
  6. Corner or interior. Corner lots often list higher; see corner lot vs interior lot.

What does financing add?

Seller financing is common in Corozal subdivisions, and it usually costs more than paying cash.

  • Coastal Vista: in-house financing at the cash price plus US$2,500. Larger acreage is cash only.
  • Consejo Road Subdivision (RE/MAX listing): financed prices of $49,000 to $50,000 against $45,000 to $46,000 cash, with $13,000 to $14,000 down, $1,000 a month and 0% interest over 36 months. The listing's lot numbering has inconsistencies, so confirm terms with the agent.

When comparing financing offers, look at the total paid, the down payment, the monthly amount, what happens if a payment is late, and when you receive title.

Frequently asked questions

How much is a lot in Corozal, Belize?

In October 2026 listings, typical residential subdivision lots near Corozal Town and Consejo were priced from about US$15,000 to US$46,000. Waterfront and water-view lots started around US$75,000.

Are Corozal lot prices negotiable?

Sometimes, especially for private sellers and bulk purchases. Developers with fixed price lists may negotiate less, but it never hurts to ask about cash terms.

Why are waterfront lots so much more expensive?

They are scarce, in demand and often need more work to build on safely. On one Cerros Sands listing, beachfront land cost more than three times as much per square foot as the lot behind it.

Do prices include closing costs?

Usually not. Ask each seller in writing what the price includes, and budget for transfer tax and attorney fees.
