A good real estate attorney in Belize is someone admitted to practise in Belize, independent of the seller, experienced in conveyancing in the district where you are buying, and willing to give you a written scope of work and fee quote. Start with embassy lists or referrals, then interview two or three before you hire.
In Belize, the attorney does much of the work that title companies, escrow agents and closing lawyers share in North America. That makes this one of the most important hires you will make, often more important than the agent. Here is how to find one, what to ask, and what the job should include.
What does a real estate attorney do in Belize?
For a typical land purchase, your attorney should:
- Order an official search at the Land Registry and confirm the seller is the registered owner.
- Check for charges, cautions, leases, easements and unpaid land tax.
- Confirm the survey plan matches the parcel and, for subdivision lots, that the subdivision was approved.
- Review or draft the purchase agreement, including any seller financing terms.
- Handle exchange control requirements for non-resident buyers, as set out in the Central Bank of Belize's direction on land transfers.
- Calculate and pay stamp duty, lodge the transfer, and deliver your new title.
Because title insurance is not standard in Belize, the quality of that search is your main protection. Our due diligence checklist lists the documents your lawyer should review.
Why you should hire your own lawyer
It is common for a seller or agent to suggest a lawyer, and sometimes that lawyer is perfectly capable. But a lawyer who acts for the seller cannot fully protect you. Canada's official travel advice for Belize says non-residents buying property have been targeted by scams and recommends getting legal advice in both Canada and Belize, choosing your own lawyer rather than one the seller recommends.
The US State Department's Belize page also notes reported real estate investment scams involving false promises of amenities and misleading sales tactics, and recommends advice from a reputable source before you buy.
At Coastal Vista we encourage every buyer to use independent counsel. A seller with nothing to hide should welcome that.
Where to find a Belizean attorney
Embassy and government lists
- The US Embassy in Belize can provide a list of local attorneys, though it does not endorse any of them.
- The UK government publishes a list of lawyers in Belize through its Find a Professional Service Abroad tool, again without endorsement.
- Canadian buyers can find contact details for the Canadian office that serves Belize on the government's travel advice page.
Referrals
Other buyers in the area you are looking at are a useful source, especially people who closed recently. Ask what the lawyer did, how long it took, how well they communicated, and whether the final bill matched the quote.
Location and specialty
Belize has attorneys in Belize City, Belmopan and the district towns. Many handle a mix of work. Look for someone who does conveyancing regularly and has handled purchases by foreign buyers. Experience in your district helps; a lawyer who knows the local Lands office and surveyors can move faster.
Questions to ask before you hire
- Are you admitted to practise in Belize, and how long have you practised conveyancing?
- Do you act for the seller, the developer or the agent in any capacity? If yes, ask how they handle the conflict, or look elsewhere.
- What exactly is included in your fee? Title search, agreement review, exchange control filings, registration, courier and copies.
- Is your fee a flat amount or a percentage, and when is it payable? For seller-financed deals, ask whether part is billed at signing and part at final transfer.
- How will you hold my funds? Ask about client or trust accounts and how releases are authorized.
- How do you communicate with clients abroad? Email, video calls, expected response times.
- How do you verify payment instructions? A careful lawyer will tell you never to rely on emailed changes to banking details.
- What is a realistic timeline? From signing to registered title in your name.
What a typical engagement looks like
Every lawyer works a little differently, but most land purchases follow a similar rhythm once you have hired someone:
- Engagement letter. You receive a written scope, fee quote and the documents they need from you, usually a passport copy and proof of address.
- Document request. The lawyer asks the seller for the title, parcel reference, survey plan, tax receipts and, for a subdivision, approval papers and covenants.
- Search and review. The official search comes back and the lawyer reports in writing on ownership, encumbrances and anything unusual.
- Agreement. The purchase agreement is negotiated and signed. If you sign abroad, the lawyer tells you how to notarize it and whether an apostille is needed.
- Funds. You send money using instructions you have verified by phone.
- Transfer and registration. Stamp duty is paid, the transfer is lodged, and the new title is issued in your name.
Documents to have ready
You can speed things up by gathering a clear passport scan, a second form of ID, your full legal name exactly as it should appear on title, your marital status, and how you want to hold title if buying with someone else. Decide on that last point early, because joint ownership and inheritance can interact with your home-country estate plans. A home-country advisor is worth a short call on that question.
Ask for a written report when the title search is complete. A one-line email saying "all clear" is not enough; you want to know what was searched, what was found and what the lawyer recommends.
Understanding attorney fees
Belizean lawyers price conveyancing in different ways. Some charge a percentage of the purchase price, some charge a flat fee, and many have a minimum. On a lower-priced lot, the minimum fee can be larger than the stamp duty. Our guide to closing costs and property tax shows how these costs fit together.
| Item | What to confirm |
|---|---|
| Legal fee | Flat or percentage; minimum; GST included or extra |
| Disbursements | Search fees, registration, courier, certified copies |
| Stamp duty | Calculated on open market value; paid through the attorney |
| Timing | Deposit on engagement; balance at closing or transfer |
Belize charges General Sales Tax at 12.5% on many services, so ask whether quotes include it.
Red flags when choosing a lawyer
- They refuse to give a written fee quote or scope of work.
- They suggest skipping the title search because "the seller is known."
- They ask you to send money to a personal account.
- They are vague about who else they represent in the deal.
- They pressure you to sign quickly.
Our post on Belize land scams covers warning signs on the seller side too.
What if something goes wrong?
Lawyers in Belize are governed by the Legal Profession Act, and complaints of professional misconduct are heard by the General Legal Council. If you have a dispute about fees or service, raise it in writing with the lawyer first, keep records, and seek a second opinion from another attorney before escalating. Keeping copies of every document and receipt from the start makes any dispute far easier to resolve.

Frequently asked questions
Can I use a lawyer from Canada or the US?
A home-country lawyer can advise on tax and estate issues at home, but the title search and transfer need an attorney admitted in Belize.
Do I need to meet my attorney in person?
No. Many buyers work entirely by email and video, signing documents before a notary at home.
Can the same lawyer act for both buyer and seller?
It happens, but it limits how well your interests are protected. Independent counsel is the safer choice.
Should my lawyer review seller financing terms?
Yes. The agreement governs your rights until title transfers, so it deserves the same care as the title search.
