The Belize dollar is pegged at BZ$2 to US$1, so a property listed at BZ$100,000 costs US$50,000. The confusion comes from listings that use a bare "$" sign. Always confirm which currency a price is in, and remember that taxes and government fees are calculated in Belize dollars even when the price is quoted in US dollars.
A misread currency can make a lot look half or double its real price. That is an easy mistake for a first-time buyer scrolling through listings from different sources. This guide explains how property prices are quoted in Belize and how to compare them properly.
How does the Belize dollar peg work?
The Belize dollar (BZD, written BZ$) has been fixed to the US dollar at two to one since May 11, 1976, according to the Central Bank of Belize, which marked 50 years of the peg in 2026. That stability is one reason property buyers can plan in US dollars without worrying about the Belize dollar itself moving.
Day to day, US dollars are widely accepted in Belize. In practice, bank rates for some transactions can sit slightly above or below 2:1; Belize.com's currency guide describes the small spreads banks apply on wires and drafts. For a land purchase, the official 2:1 rate is the one that matters for understanding a price.
Why do Belize property prices appear in two currencies?
Listings aimed at foreign buyers are usually in US dollars, because that is how buyers from the US and Canada compare. Listings aimed at local buyers, government notices and tax bills are in Belize dollars. Some websites mix the two, and some use a plain "$" with no indication.
| You see | Usually means | Check |
|---|---|---|
| US$ or USD | US dollars | Clear |
| BZ$ or BZD | Belize dollars | Divide by 2 for US dollars |
| $ alone on a local site | Often Belize dollars | Ask |
| $ alone on a foreign-facing site | Often US dollars | Ask |
| BZE$ | Belize dollars (used on some government pages) | Divide by 2 |
When in doubt, ask the seller to confirm the currency in writing, and make sure your purchase agreement states it clearly.
Quick conversion examples
Because the rate is fixed, conversion is simple arithmetic:
- US$15,000 = BZ$30,000
- US$25,000 = BZ$50,000
- US$36,500 = BZ$73,000
- BZ$100,000 = US$50,000
- BZ$20,000 = US$10,000
Coastal Vista prices are quoted in US dollars. Cash prices in Phase 2 range from about US$14,700 to about US$36,500, or roughly BZ$29,400 to BZ$73,000.
Comparing land prices fairly
Converting the currency is step one. To compare listings properly, also convert to the same unit of area. Belize listings use square feet, acres and square meters.
Price per square foot
Divide the US-dollar price by the lot area in square feet. A US$20,000 lot of 8,000 sq ft works out to US$2.50 per sq ft. A BZ$60,000 lot of 10,000 sq ft is US$30,000, or US$3.00 per sq ft.
Price per acre
For larger parcels, use acres. One acre is 43,560 sq ft. A 5-acre parcel at BZ$150,000 is US$75,000, or US$15,000 per acre.
What the number does not tell you
A low price per square foot means little if the land has no road, no power nearby, or floods in the rainy season. Compare like with like: surveyed lots with access against similar lots, raw acreage against raw acreage. Our post on cheap land in Belize looks at what low prices often leave out.
Asking prices vs assessed value
One more reason to think in both currencies: the price you agree is not always the figure the government uses. Stamp duty is assessed on open market value, so if a parcel is sold well below what similar land fetches, the duty may be calculated on a higher Belize-dollar figure than the contract price. Your attorney can tell you how this is likely to apply before you sign, which avoids surprises at closing.
Keep in mind, too, that a listing price is an asking price. Comparable sales, not asking prices, are what tell you where the market is.
Taxes and fees are in Belize dollars
Even if you agree a price in US dollars, government charges are calculated in Belize dollars. That affects how you read the rules:
- Stamp duty. The government's Valuation Unit sets stamp duty for foreign buyers at 8% on land valued above BZ$20,000, which is US$10,000. Duty is assessed on open market value.
- Annual land tax. Bills are issued in Belize dollars.
- GST. General Sales Tax of 12.5% applies to many goods and services, according to BELTRAIDE, including professional fees and building materials.
A worked example: on a lot priced at US$15,000 (BZ$30,000), stamp duty for a foreign buyer is figured on the Belize-dollar value. Ask your attorney to confirm how the BZ$20,000 threshold applies to your purchase; our guide to closing costs and property tax walks through the calculation.
A worked comparison of three listings
Say you are looking at three lots from three different websites:
| Listing | Price as shown | Size | In US$ | US$ per sq ft |
|---|---|---|---|---|
| A | BZ$56,000 | 8,000 sq ft | US$28,000 | US$3.50 |
| B | US$22,000 | 10,000 sq ft | US$22,000 | US$2.20 |
| C | "$40,000" | 0.25 acres (10,890 sq ft) | US$20,000 or US$40,000 | US$1.84 or US$3.67 |
Listing C shows why the currency matters. Depending on whether "$40,000" means Belize or US dollars, it is either the cheapest lot per square foot or the most expensive. One email to the seller settles it.
Next, look at what each price includes. Is the lot surveyed with its own title? Is there road access, and is power available nearby? Are there covenants or HOA fees? A slightly higher price for a surveyed lot with access can be better value than a cheaper lot that needs a road and a survey before you can do anything with it.
Check receipts and invoices too
Attorney invoices, government receipts and builder quotes in Belize are often in Belize dollars. When you track your total cost, convert everything to one currency so you are not adding BZ$ and US$ figures together by mistake.
Tips for Canadian buyers
If you earn in Canadian dollars, you face one real exchange rate: Canadian to US. Once you have US dollars, the conversion to Belize dollars is fixed. That means:
- Your real cost moves with the CAD/USD rate, not the BZD.
- Lock in your conversion when the timing suits you, especially for a large lump sum.
- For seller-financed payments in US dollars, budget for currency movement over the term.

Putting it in your purchase agreement
The single most useful protection is clear wording. Your agreement should state:
- The price, with the currency spelled out (for example, "Fifteen thousand United States dollars (US$15,000)").
- The currency for each payment, including deposits and monthly installments.
- Who bears bank and conversion charges.
- That government charges will be calculated as required by law in Belize dollars.
Watch the currency on financed purchases
If you pay over time, the agreement should state the currency of every installment. For Canadian buyers paying a US-dollar plan from Canadian-dollar income, each payment costs a slightly different amount depending on the exchange rate that month. Some buyers set aside a currency buffer for this, or convert a larger amount when rates look favorable. For our financing, for example, the financing price is simply the cash price plus US$2,500, all in US dollars.
Ask a licensed Belizean attorney to review these terms before you sign.
Frequently asked questions
Is the BZ$2 to US$1 rate guaranteed?
It has held since 1976 and is government policy, but no one can guarantee the future. For a land purchase, it is the standard rate used.
Can I pay for land in US dollars?
Yes. Many sellers who market to foreign buyers price and accept US dollars. Confirm with the seller and your attorney.
Why does my bank show a slightly different rate?
Banks apply small spreads when buying or selling currency. Those are transaction costs, not a change in the peg.
What does "BZE$" mean?
It is another way of writing Belize dollars, seen on some government pages.
